October: Bring on the Change!

 It has been a crazy month.  Lots of new buyers, not a lot of new sellers.  Most people realize that it is a rough time to sell.  Usually around this time of year, a lot of people start taking their homes off the market in anticipation of the upcoming holidays and cold weather.  Many sellers will withdraw their listing from Thanksgiving through New Years, and then at the start of the new year, invariably I always have a lot of new people that were chomping at the bit to get their place sold but didn’t want to deal with the hassle of having on the market through this holidays.  Well, I completely understand, it is annoying to have to keep your home in “showing shape”.  On the other hand, BUYERS….been seeing a lot more of them just recently.  Somehow mortgage rates just keep going down, and there are still plenty of homes on the market for buyers to look at.  Still seeing a lot of investors picking up properties to rent…rental market remains quite strong and looks to stay that way for a while.  Of course here in Fort Collins, the rental market is usually really strong, what with CSU being here and all.  But this is true across the board in probably every state…you may be seeing this as well.  Some property management companies have been raising the rent across the board on EVERY property because there just aren’t that many places out there available.  In fact, speaking to some investors (and I have experienced this as well), they are getting their properties rented in a matter of HOURS, not days.  It is a great time to be a landlord, and that continues to be a fantastic way to build wealth in this economy.  Talk to me about it…I would love to help you get rich!  Read on, readers!
