What Buyers Want in Homes Today

Buyers change their preferences pretty frequently.  Remember when Tuscan was all the rage?  Not so much anymore.  Remember when we wanted 4000 sqft houses?  Well, that is not the case anymore.  Here is what today’s buyers are looking for:
     1) Homes that are in good condition.  In most places in the US, there are more listings than there are buyers (not so much in Ft Collins though).  In other words, it is still a buyer’s market for a lot of places.  So buyers have the pick of the litter.
     2) A bargain with incentives.  Buyers are looking for a good deal, so incentives go a long way.  We are talking about closing costs, new paint, new carpet, etc. 
     3) Outdoor living space.  This is probably the hottest trend out there right now, if you can afford it.  Screened porches, outdoor kitchens, 2-way fireplaces, etc.
     4) Open kitchens.  The wall between the kitchen and living room is disappearing in more and more houses. 
     5) A fair price.  You simply will not sell your house in today’s market if you are overpriced.  In a seller’s market you may be able to get away with this but we are still in the midst of a buyer’s market.  Do. Not. Overprice.
